Large home purchases are priced around the holiday weekend
The discount on a refrigerator, a mattress or a patio set in the United States is scheduled rather than negotiated. Home improvement chains run department-level events pinned to three-day weekends and to the season, and the appliance floor turns over when new model years arrive in early fall. Online furniture sellers keep a promotional price running almost continuously, so the useful question is never whether a promotion exists but whether this one sits below that seller's own baseline. Direct-to-consumer mattress and furniture brands compete on trial length and bundled accessories instead of on price. Consumables — filters, litter, pet food, cleaning supplies — belong to recurring delivery programs, where the reduction is permanent and no code matches it.
Home departments and the weeks their markdowns land
| Department | Window | Where to check | What actually decides the price |
|---|---|---|---|
| Major appliances | Presidents Day, Memorial Day, Labor Day, Black Friday, and late September at model-year change | Home Depot, Lowe's, Costco | Whether the unit is outgoing floor stock or the current model year |
| Patio furniture and grills | Late August through September | Wayfair, Target | How much floor space the store still has to reclaim |
| Mattresses | Presidents Day and Memorial Day weekends | Costco and mattress specialists | The event itself; a ticket price outside one is not a market price |
| Power tools | Father's Day and Black Friday | Home Depot, Lowe's | The battery kit bundled with the tool, not the bare tool |
| Garden and live goods | Spring opening, then end-of-planting clearance | Home Depot, Lowe's | The condition of the plant at the end of the planting window |
| Pet and household consumables | Any week, by recurring delivery | Chewy, Target | The standing recurring-delivery rate, not the shelf price |
The two big-box chains price against each other constantly, so quote the same model at Home Depot and Lowe's before applying anything, while Wayfair is judged against its own running baseline, not a list price.
What tells you a sofa or a refrigerator is worth its price
On upholstered furniture the structural indicators are the frame material — kiln-dried hardwood against engineered board — the joinery, the cushion fill and the length of the frame warranty. Those decide how the piece looks in five years; the crossed-out number decides nothing. On appliances, the yellow EnergyGuide label required by the Federal Trade Commission carries an estimated yearly running cost on a scale comparable across models, so two units with the same capacity and very different labels are not the same purchase. Tiers exist for real reasons: compressor and motor type, finish, insulation and noise level separate entry from mid from premium, and a markdown that drops you a tier buys a smaller appliance, not a cheaper one. Comparable-value tags on mattresses and furniture are set by the seller and mean nothing outside that showroom.
Measure the path before you compare the price
- Measure the route as well as the destination: doorways, stair turns, elevator dimensions and the corner at the top of the stairs. A freestanding range is typically 30 inches wide and a built-in dishwasher 24 inches, but it is the cabinet opening that has to be measured, not the appliance.
- Counter-depth and standard-depth refrigerators are not interchangeable, and door swing plus clearance decide whether the drawers come out at all.
- Stacking a washer and dryer requires the matched kit for that pair, and a gas dryer needs an existing line and a licensed fitter.
- Special-order and made-to-order items are usually non-returnable or carry a restocking fee; on custom sizes and finishes that is the norm.
- Inspect a freight delivery before signing. Damage has to be reported within a short window, often a couple of days, and refusing at the door beats reversing a completed delivery.
Delivery, haul-away, installation and in-home contracts
A free-shipping threshold does not cover freight. Bulky goods travel by freight carrier with curbside as the default, while room-of-choice placement, unpacking and installation are separate lines that no code touches. Haul-away of the old unit is another line and often requires it disconnected and emptied before the crew arrives. Anything connected to gas, water or a dedicated circuit is installed by a licensed fitter, may need a municipal permit, and rarely includes the parts: hoses, cords, valves and vent kits are bought separately. Freight windows are scheduled by the carrier a week or more out while parcel-size goods follow the store's normal timetable, so a mixed order arrives in stages. Work sold inside your home is legally different from a store purchase: the FTC's cooling-off rule gives three business days, counted from the day after the sale, to cancel in writing any sale of $25 or more made at your residence, which covers an in-home improvement agreement but not a purchase made at the store or online. Utility and state rebate programs on efficient appliances are claimed afterward and need the model number and the receipt.
The home calendar from spring opening to model-year change
February is Presidents Day, the strongest window of the first quarter for appliances and mattresses. March through May opens garden and outdoor, with spring events at both big-box chains and peak pricing on patio, which is the worst possible moment to buy it. Memorial Day at the end of May brings appliances back. June is tools, around Father's Day. Late August into September clears patio, grills and outdoor power equipment as floor space is reclaimed. Late September and October is the quietest good window of the year: new appliance model years land and the outgoing floor stock is discounted with no event attached. Late November is Black Friday, broadest on small appliances, vacuums and tools. January turns to storage, organization and furniture clearance.
Home offers that collapse once the delivery quote arrives
Comparing prices without building the full cart against a ZIP code is the central mistake here, because delivery, placement, haul-away and installation are where the difference between two retailers lives. Buying patio furniture in June pays the annual maximum, and assuming haul-away is included leaves an old appliance in the kitchen and a crew that will not touch it. Ordering before measuring the opening and the route turns a discount into a return with freight charges. A continuous promotion at an online furniture seller is a baseline and not an event, so waiting for the next one is waiting for nothing. And a large-item return carrying freight plus a restocking fee can cost more than the discount that prompted the purchase.
